Comments

This well-built solid masonry home has been influenced by the Renaissance Classical style of architecture. The home has been very well maintained and most of the mechanical systems have been recently updated.

  • There is some Knob and Tube electrical wiring in the home. We do not recommend replacing this wiring, although some insurance companies have difficulty with Knob and Tube. Contact Carson Dunlop for assistance if insurance difficulties are encountered
  • The heating system is a 2-year old, high efficiency cast-iron boiler. The life expectancy for these systems is 25 to 35 years.
  • Independent air conditioning systems were installed on the second and third floors within the last year. Life expectancy for these type of systems is 10 to 15 years.
 
Recommendations

Potentially significant expenses over the short term are identified below. Please refer to the Home Reference Book report for details on these and other recommendations.

Roofing – The main roof is in good repair. The rear flat roof should be replaced within the next year to minimize the risk of water damage due to roof leaks.

Plumbing – The older galvanized steel service entrance pipe will eventually deteriorate, resulting in lower water pressure and flow, and perhaps leakage. The City of Toronto Works Department will help with the cost of replacing the pipe. Please contact the City for details.
